What Actually Happens During an Annual Boiler Service

An annual service keeps your warranty valid, catches faults before they become breakdowns, and confirms the appliance is burning safely. This is exactly what we do on a service visit in Glasgow and across the area.

The service checklist step by step

A full service takes between forty-five and ninety minutes depending on the appliance and access.

  • Visual inspection of the appliance, flue and ventilation
  • Casing removed and combustion chamber inspected
  • Burner, injectors and heat exchanger cleaned as required
  • Flue gas analyser reading recorded against manufacturer limits
  • Gas rate and working pressure checked at the appliance
  • Safety devices tested, including flame supervision
  • Condensate trap cleaned and drain checked
  • System pressure, expansion vessel charge and PRV checked
  • Controls, thermostat and timer function tested
  • Service record completed and signed for your warranty

Why servicing saves money in Glasgow's climate

Long, damp heating seasons mean boilers here run more hours per year than in much of the UK. A clean burner and a correctly charged expansion vessel keep the appliance efficient, and efficiency is money off the bill every month.

A service also gives us the chance to spot a leaking PRV, a tired pump or early kettling — problems that are cheap now and expensive in January.

Servicing for landlords

A service and a Gas Safety Record are not the same thing, though we usually carry them out on the same visit for landlords. The safety check confirms the appliance is safe; the service keeps it running well and keeps the manufacturer's warranty alive.
