Fitting a Combi Boiler in a Rutherglen or Glasgow Tenement Flat

Combi boiler installed in a Rutherglen tenement flat kitchen

Rutherglen, Cambuslang and much of Glasgow's Southside are dominated by tenement flats, and fitting a combi in one is a different job from a semi-detached swap. These are the five things that decide whether the installation goes smoothly.

The five tenement variables

Get these right at survey and the installation is straightforward. Miss one and you find out on the day, usually expensively.

  • Flue terminal position on a shared or gable elevation
  • Factor permission for any external work
  • Condensate routed to an internal waste so it cannot freeze
  • Gas supply upgraded from 15mm where the meter run is undersized
  • Removal of the old cylinder and header tank, reclaiming cupboard space

Why the flush matters more in older flats

Rutherglen and Glasgow tenement pipework has often run on gravity circulation for decades with no inhibitor. Dropping a new combi onto that system without a power flush is the fastest way to void the warranty. Every installation we do in G73 and Glasgow includes a flush, a magnetic filter and inhibitor.

Timescales and paperwork

A tenement combi conversion with a cylinder removal is usually one to two days. You receive Gas Safe notification, Building Standards paperwork, manufacturer warranty registration in your name, and a demonstration of the controls before we leave.

Frequently asked questions

Do I need factor permission for a boiler flue in Rutherglen?

Often yes for external work on a shared elevation. We identify what is needed at survey and handle the application as part of the G73 job.

Where does the condensate go in a tenement flat?

To an internal waste wherever possible, so it cannot freeze during a Lanarkshire winter and lock the boiler out.

Can you remove the old cylinder and tank?

Yes, and most customers reclaim the airing cupboard as storage afterwards.
