An Electrical Installation Condition Report is a legal requirement for rented property in Scotland at least every five years. Landlords in Livingston, Bathgate and across West Lothian use us because the report arrives digitally the same day and remedial work is quoted separately, so nothing is bundled in without your agreement.
What the inspection covers
Every circuit in the property is tested and the whole installation is assessed against current standards. Portable appliances supplied with the let are checked separately where required.
- Consumer unit condition and RCD protection
- Insulation resistance and earth continuity on every circuit
- Socket, switch and light fitting condition
- Bonding to gas and water services
- Signs of overheating, damage or unsafe past DIY work
Understanding the codes
C1 means danger present and requires immediate action. C2 means potentially dangerous and must be remedied for the report to be satisfactory. C3 is an improvement recommendation and does not fail the report. FI means further investigation is required. Cost and scheduling
Cost depends on the number of circuits and whether the property is a flat or a house — we confirm the figure before booking. Booking the EICR at the same time as the annual gas safety record saves a second visit, and we schedule West Lothian portfolios on one run.
