Landlord Gas Safety Certificate (CP12): Everything Explained

Every landlord letting a property with gas appliances must have a gas safety check carried out annually by a Gas Safe registered engineer, and must give the record to tenants. Here is how it works in practice across Glasgow.

Your legal duties

  • An annual gas safety check on every appliance and flue you are responsible for
  • Maintenance of gas appliances and pipework in a safe condition
  • A copy of the record to existing tenants within 28 days
  • A copy to new tenants before they move in
  • Records kept for at least two years

The renewal window

You can carry out the check up to two months before the expiry date and keep the original anniversary date. That gives real flexibility for portfolio landlords who want to batch visits rather than chase individual dates.

When a tenant won't give access

Keep a written record of every attempt: letters, texts, emails and visit dates. Demonstrating reasonable steps is what protects you. We provide documented attendance notes for every no-access visit so your file stands up.
