Landlords 5 min read29 June 2026

Landlords lose money in two places: emergency callouts and void periods. A planned calendar reduces both, and keeps compliance documents where they should be — in date.
The twelve-month calendar
- Annually: gas safety record on every gas appliance
- Annually: boiler service to protect warranty and efficiency
- Annually: smoke, heat and CO alarm testing and date checks
- Every five years: EICR electrical condition report
- Before winter: condensate lagging, system pressure and inhibitor check
- At each change of tenancy: full inspection and remedial list
Combining visits
We schedule the gas safety record, the boiler service and alarm checks into one appointment. Where an EICR falls due in the same year, we align it too. One access arrangement instead of three keeps tenants cooperative and cuts your admin.
Paperwork that stands up
Every visit produces dated documentation, including no-access records where a tenant does not admit us. For portfolio landlords and letting agents we consolidate invoicing and provide certificates in a single batch.
Need help with this?
We handle this work every week. See Landlord & Safety Checks in Glasgow or browse all our services.
